ELISIR (ENERGY, LIFE STYLED & SEISMIC INNOVATION FOR REGENERATED BUILDINGS)

The project concerns Urban Regeneration and, in particular, Building Regeneration. It intends to implement the seismic and energy audit within a process of analysis and definition of optimized intervention through procedures and integrated systems for monitoring the intervention with particular attention to the pre- and post-intervention phases. The idea is, in fact, to organize a supply chain relating to the Construction Sector that defines the performance of the renovated building on service thresholds related to safety and well-being that increase the quality of housing interacting directly with the occupant. The process outlined introduces the centrality of the user in the life cycle of the asset (regenerated) by introducing the data generated by the construction within a flow of information that allows, during all the analysis phases, intervention and exercise/management, the ability to define informed and supported by the data decision-making steps used and analyzed through artificial intelligence. In this way, some choices can be semi-automated, while other decision-making nodes that are not directly computable can be screened against indicators extracted from the analyses themselves. The autonomy of the computable processes simplifies the operative and decisional phases promoting an intelligent and cognitive environment with respect to the variables introduced by the users and by the specificities of the project. The pillars of the proposal are therefore: security; efficiency and customization, supported through the process of digitization, sensoring and building monitoring. The approach focuses on users’ needs without, however, complicating the interaction between them and the building’s indoor condition control systems. The proposed business model is based on building control via the virtual environment that enables data management on a computational basis. Users can use the translation of the data and the need for customization of services occurs through the cognitive computing system of the actuators/suppliers of the service. The possibility of having an information modeling allows to connect a series of incoming data (i.e. data collected on the existing buildings, specific requests of the users, need of regulatory adjustment, performance requirements from voluntary tools, etc.) and outgoing data (e.g. deviations from quality thresholds, actual performances, reduction of the gap between expectation and compliance, timing of the implementation project, control of the collected data, etc.). In conclusion, the business model aims to integrate phases, skills and work/services in order to increase the reputation of an entire supply chain, also from the point of view of creditworthiness. Hence, the inclusion in the project of specific technological product innovations (relating to plaster, window frames and hydraulic connections) that are a direct reflection of the implications just mentioned in systemic terms. The added value of the project lies in the possibility of generating large quantities of data in the various phases of time that relate to the Building Upgrading and Urban Regeneration, originating both from devices and from social communities so as to be able to infer in real time from the same performance trends of buildings and trends in the behavior of their occupants. The social aspect of the theme manifests itself in the extension of the analysis of user flows to the district and territorial level (i.e. the adoption of a geo-spatial approach through the GIS platform to Urban Regeneration) considering the building in its wider sphere of relationship, while, for the condominium case, it affects the specific distribution of condominium expenses or other sensitive aspects related to the common parts.
